Landlords rush to evict tenants and raise rents before RRA on May 1st

A final last minute rush by landlords to raise rents and evict troublesome tenants is underway before the Renters Rights Act kicks in on May 1st 2026.

Some reports say more than 10% of tenants  have received eviction notices in the past six months ahead of the Renters’ Rights Act.

One report claims that nearly half the evicted tenants interviewd said their landlords had told them they wished to sell the property.  Another related and more likely possibility is that landlords are seizing what they perceive as a final opportunity before May 1st to ditch problem tenants before it becomes more difficult to do so.

One recent study by mortgage lender Pepper Money suggests that due to RRA and other factors as many as 220,000 rental homes could be withdrawn  from the market this year, some 5% of the total pool of rental homes.
